Almost 60% of companies in Romania plan to expand their use of flexible spaces over the next two years to support hybrid working strategies, according to a report released by Beyond Space.
Corporate shifts, dominated by the adoption of the hybrid working model, are the main driver of this increased demand for flexible spaces.
The study underscores that the local market retains untapped potential. Flexible spaces represent only about 2% of the total office stock in Bucharest, keeping the market open for new operators, investors, and partnerships. In addition to Bucharest, Cluj-Napoca, Timișoara, and Iași are emerging as new innovation hubs, generating demand for creative and design-focused spaces.
Beyond Space is introducing a pioneering typology that classifies workplaces, ranging from essential co-working hubs to ultra-exclusive business clubs. This classification aids in understanding how the new generation of flexible spaces integrates concierge-type services, communities, and wellness-oriented design, redefining the office through the lens of hospitality.
Tudor Popp, Founder of Beyond Space, said: “This study presents more than a dataset; it defines a new language for the workplace. The next office revolution will be an emotional one, not just a functional one.”
The study was created in collaboration with European experts Pauline Roussel and Dimitar Inchev (TwoFifty Consulting), integrating architectural perspectives, market analyses, and cultural research.
