Aria Shopping Center, a new retail concept in Bucharest's District 6, has launched its pre-leasing phase with a target of 90% occupancy before opening. The center will bring significant commercial activity to the Valea Cascadelor area.
With 6,000 sqm of leasable space, the center targets brands in interior design, DIY, furniture and technical solutions. The demand for spacious, well-connected showroom spaces is growing alongside infrastructure developments and residential projects in the area.
The retail center is designed for brands requiring generous presentation spaces and high visibility. Structured across three levels, Aria Shopping Center offers showroom-type rental spaces with ample parking and easy access for customers and suppliers.
The building meets nZEB standards and integrates photovoltaic panels for high energy efficiency. Space compartmentalisation is flexible, allowing tenants to configure their showrooms according to specific needs. The pre-leasing phase offers advantageous conditions for long-term pre-lease agreements and preferential positioning selection within the building.
"District 6 is experiencing accelerated development, evidenced by visible infrastructure modernisation, expansion of Parcul Liniei nearby, and continuously expanding residential projects. These factors generate increasing demand for modern commercial spaces," said George Gardin, Country Manager.
The center is part of Valea Cascadelor 21-23 Business Park, a 50,000 sqm logistics complex that includes logistics, industrial and office activities. The investment consolidates commercial activity in District 6 and represents an important step in the broader urban regeneration process. The center's opening is scheduled for the end of the second quarter of 2026.
