Beyond Space maps Romania's flex office future with new study

Beyond Space has released a study on the state of flex offices in Romania, introducing a classification system for coworking and flexible spaces. The publication maps Romania's flex ecosystem through an innovative framework co-created with European coworking experts Pauline Roussel and Dimitar Inchev from Twofifty Consulting.

The study introduces a five-level typology that classifies workspaces from coworking hubs to business clubs. It analyzes the evolution and potential of Romania's flex office sector, from Bucharest's hubs to developing ecosystems in Cluj-Napoca, Timișoara, and Iași.

Key findings show flex offices represent only 2% of Bucharest's total office stock, leaving the market open for new entrants and investors. Nearly 60% of Romanian companies plan to expand their use of flexible spaces in the next two years to support hybrid work strategies. The study highlights how the next generation of flex spaces blends concierge-level service, curated communities, and wellness-driven design.

"We wanted to build a framework that helps companies, developers, and investors understand not just how much flex exists but what kind of experience it delivers. The next office revolution will be emotional, not just spatial," says Tudor Popp, founder of Beyond Space.

The 2025 report marks the first phase of Beyond Space's research program. In 2026, Phase 2 will extend the analysis with operator and user surveys, financial performance metrics, and cost-benefit benchmarks to establish a comprehensive dataset on Romania's flex market.
