Rohde & Schwarz Topex expands offices to 10,000 sqm in northern Bucharest

Rohde & Schwarz Topex, part of the German Rohde & Schwarz group and its centre of competence for Voice Communication Systems, is consolidating its presence on the Bucharest office market through a renewal and expansion transaction at myhive IRIDE | nineteen, owned by CPI Romania.

Under the agreement brokered by Crosspoint Real Estate, the company has extended its lease for the existing 8,000 sqm and expanded its occupied space by a further 2,000 sqm.

The company develops mission-critical and enterprise communications solutions, including systems used in air traffic management, and operates a research and development centre and a production unit in Bucharest.

"The decision to stay and expand within the same building is a strategic one. We need an environment that supports complex operations, continuity and growth. This expansion lays the foundation for the company's next chapter in Romania, and Crosspoint understood these requirements," said Gabriel Ionescu, CEO of Rohde & Schwarz Topex. Fulga Dinu, Country Manager of CPI Romania, added: "A long-term partnership built around flexibility and a genuine understanding of tenant needs demonstrates the quality of the spaces we manage."

The transaction takes place in a market with limited new supply and selective demand. According to Crosspoint data, gross leasing volume totalled 46,521 sqm in Q1 2026, while net take-up reached 37,070 sqm, up 25% compared to Q1 2025. The vacancy rate fell to 10.3%, while prime rents held steady at €22/sqm/month.

The fully refurbished Class A building, relaunched under the myhive concept five years ago, offers nearly 18,000 sqm of office space, Breeam Excellent certification and a service infrastructure within IRIDE Park in northern Bucharest.
