Former industrial platform close to 25,000 sqm up for sale in Bucharest

The judicial liquidator Biriș Goran Insolvență has announced the public auction of an industrial platform covering 24,628 sqm of land and 16,494 sqm of buildings on Calea Griviței, Bucharest.

The starting price for the first auction session is €14 million plus VAT, with the sale conducted as a single unit under the valuation regulations approved under Law 85/2006.

The asset represents one of the largest consolidated industrial complexes available in Sector 1 of the capital. It comprises 25 neighbouring cadastral lots forming a unified platform with frontage on Calea Griviței and access via a servitude road owned by the property (4,584 sqm). Existing buildings include a steel and cast iron foundry (main hall: 5,966 sqm ground floor, 11,165 sqm total floor area, P+1Ep regime, built in 1950) alongside 28 other structures including production halls, modelling and carpentry workshops, steel works, non-ferrous foundry, warehouses with overhead cranes, laboratories and administrative headquarters.

"This is a rare opportunity for Bucharest's real estate market: a consolidated platform of almost 2.5 hectares, with frontage on a major artery, metro access and adjacent to a top private hospital, entering a transparent valuation procedure with clear title," said Raluca Nastase, representative of Biriș Goran Insolvență. "The asset lends itself to mixed-use conversion - shopping gallery, food court, clinics and medical services, creative office spaces - in line with established market projects like Halele Carol, Combinatul Fondului Plastic or ONE Gallery."

The site falls predominantly within subzone A2b (industrial and service units) with generous urban indicators: maximum POT 80%, maximum volumetric CUT 15, maximum height 20m, and partially in subzone CB1 (public services). Current built density is moderate (POT ~45%, existing CUT ~0.65), offering significant capacity reserves. The complex benefits from existing utilities (water, sewerage, electricity, gas) and direct access to the public transport network.

Auctions are organised every two weeks, with bidding increments of €200,000 plus VAT and participation guarantee representing 5% of the starting price. The sale is strictly as a block for the entire ensemble of 25 lots. Assets are sold 'where they are, as they are', with property transfer free of any charges, mortgages or retention rights under Article 53 of Law 85/2006.
