NEPI Rockcastle achieves full sale of Bucharest resi project

NEPI Rockcastle has fully sold all 254 apartments at Vulcan Residence, its first residential project in Bucharest, which was developed with a total investment of approximately €25 million.

Crosspoint Real Estate was the exclusive advisor for NEPI Rockcastle in the sales process.

The community at Vulcan Residence consists of 95% end-users who purchased apartments for personal use, with the remaining 5% acquiring units as investments.

“This success boosts our confidence as we move forward with future residential developments in Bucharest, Brașov, and Craiova, near our commercial centers,” said Iulian Rusu, Head of Residential at NEPI Rockcastle.

One of the project's key selling points was its construction according to nZEB standards, which reduces operating costs by at least 50% compared to a similar non-nZEB compliant home. Additionally, 30% of the energy consumed comes from renewable sources.

NEPI Rockcastle's portfolio, worth nearly €8 billion, comprises 60 properties across eight countries in the region.

Palladyo, a residential project located on Theodor Pallady Boulevard, has completed its structural framework, entering an advanced construction stage. The total investment is estimated at €20 million. Prima Development starts phase two of resi project in Bucharest

Romanian developer Prima Development Group has started construction on phase two of the Prima Astera residential complex, the first high-end project in western Bucharest built to nZeb standards. The new phase includes a building with 197 apartments, 234 parking spaces and a kindergarten with over 600 sqm of usable space for future residents' children and neighbourhood families. The gross development value for phase two amounts to €30 million, with delivery estimated for November 2027.
