The project will include 150 apartments with one, two, three and four rooms, 198 parking spaces, commercial spaces, storage boxes, and community-dedicated areas: an interior park, a pedestrian zone and a rooftop area for residents' common use. Construction is scheduled to begin in January 2026.
From a technical perspective, the project will integrate heating and cooling systems based on heat pumps, an energy-efficient solution that reduces operating costs and increases long-term comfort.
"For us, Abito Pipera is a first step in northern Bucharest and comes after a very careful analysis of the area. We were interested in the combination between real housing demand, existing and potential infrastructure and clear development prospects, including public transport. The Pipera area is probably the hottest real estate investment area in Romania and will continue to remain so because it meets all requirements: multiple facilities for housing and business, population with higher incomes, large existing community, branding," said Daniel Tudor, CIO at Hubix. The project execution will be carried out by City Construct. "The project is excellently designed from a technical point of view: efficient structure, compartments aligned with the market, optimised installations and heating and cooling systems with heat pumps. The common spaces - the park, pedestrian area and rooftop - are excellently integrated functionally, not just decoratively, to be easy to build and operate," said Alex Tudor, CEO City Construct.
The Pipera area continues to develop rapidly, benefiting from solid commercial infrastructure, with quick access to Pipera Plaza, business centres, retail and services. Additionally, the advancement of the M2 metro line extension project, recently announced, on the Berceni-Pipera direction, with extension towards the Pipera Plaza area and further to Pipera-Tunari, adds an important argument regarding the area's future connectivity.
