City Garden Residence delivers villa complex near Bucharest

Business Forum
Local developer City Garden Residence has announced the completion of the second phase of its Bonton Luxury Villas residential complex in Pipera.

This phase introduced 30 new luxury villas, contributing to the project's total of 66 units, which have been completed following an investment of more than €19 million.

The villas have surfaces ranging from 293 to 327 sqm, featuring up to seven rooms, and modern amenities, with an optional interior lift. Each villa also boasts a private garden of up to 200 sqm and a dedicated home office space.

Andrei Cantaragiu, CEO of City Garden Residence, commented on the milestone: "We are delighted to deliver premium homes in one of the most sought-after areas in northern Bucharest."

In addition to direct sales, the developer plans to offer six villas for rent, addressing the robust demand for quality housing in areas with international schools and business centers. This rental strategy is projected to yield an annual return of approximately 8% for investors.

Bucharest's residential market steadies, but buyers grow more selective

Bucharest's residential market recovered much of the ground lost after a weak start to 2026, ending the first half with apartment transactions down just 2% year-on-year, according to Colliers. Developers are also accelerating preparations for new projects, with the net floor area authorised for residential buildings in Bucharest increasing 3.6-fold in the first five months — the strongest pace in five years. Nationwide, however, apartment sales fell 9%, reflecting continued caution amid inflation, high financing costs and pressure on real incomes. Trends varied across regional cities: Cluj-Napoca recorded a 16% fall in transactions and Iași dropped 11%, while Timișoara posted a modest 3% increase.
