PPF Real Estate on track to deliver new Bucharest office this year

PPF Real Estate has completed the top floor of ARC Office Experience, its €70 million project in Bucharest.

The project, scheduled for delivery at the end of the year, has a leasable area of 30,000 sqm, distributed across two underground levels, a ground floor, and ten upper floors, with approximately 3,000 sqm per level. On the ground floor, retail spaces including a restaurant, coffee shop and gym bring energy to the ARC Offices ecosystem.

"For us, a valuable office building is not just one that looks good, but one that works well for the people who use it," said Juraj Sastinsky, Investment Director at PPF Real Estate. "One of the central elements of the project is the green oasis spanning 2,500 sqm, which occupies nearly a third of the site. It is not just decorative, but a space that people can use to relax, exercise, or even work outdoors."

ARC Office is located next to Basarab station, with access to metro (M1 and M4, 300 meters away), tram, bus, and train, and is just 2.5 kilometers from the city center.

The building is 100% electric, methane free, Leed Platinum certified and aligned with the nZEB standard. Amenities include 336 underground parking spaces, expandable to 422, electric vehicle charging stations, facilities for cyclists, and a mobile app. The design features fluid lines, while smart systems, photovoltaic panels and heat pumps optimize energy use.
