Bucharest leads resi sales in early 2026

Bucharest recorded the highest number of residential transactions in Romania during the first two months of 2026, while Brașov emerged as the top regional market, according to analysis by Fortim Trusted Advisors, a member of the BNP Paribas Real Estate alliance, based on ANCPI data.

In the first two months of the year, 5,580 homes were sold in the capital, significantly higher than other cities despite a market slowdown. Outside Bucharest, Brașov ranked first with 651 transactions, followed by Timișoara (571), Cluj-Napoca (511), Iași (487), and Constanța (482).

"We are seeing a market slowdown at the beginning of the year, but major regional cities continue to perform based on solid structural factors. Brașov currently stands out due to a balanced mix between end-user demand and investment demand, which keeps it at the top of regional transaction volumes," said George Călin, Residential Sales Manager at Fortim Trusted Advisors.

Brașov attracts both end-users and investors, supported by infrastructure development and tourism appeal. Cluj-Napoca, Timișoara, and Iași remain key economic and academic hubs with steady housing demand, while Constanța benefits from investment interest, including in the holiday home segment. The capital surpasses each regional city by approximately 8-10 times, confirming a highly concentrated market.

"In the period ahead, the evolution of the residential market will depend on financing conditions and economic stability, but differences between cities will continue to be driven by local economic dynamics and the development of new residential projects," added Costin Nistor, Managing Director at Fortim Trusted Advisors.
