Genesis Property secures BREEAM Outstanding across Bucharest park

All five office buildings at West Gate Business District in Bucharest, covering a total assessed area of more than 94,000 sqm, have received a BREEAM In-Use Outstanding rating, the highest level under the international standard for assessing the performance of existing buildings under real operating conditions. The park is owned and managed by Genesis Property.

The assessment awarded Outstanding, equivalent to six stars, for both Asset Performance, with a score of 88.1%, and Management Performance, with a score of 90.2%. The buildings achieved the maximum score in the Resilience category across both components, as well as 89.36% for Asset Performance and 96.29% for Management Performance in the Health and Wellbeing category.

Genesis Property monitors parameters including air quality, temperature, humidity, CO2 levels, energy and water consumption, and the operation of HVAC and electrical equipment. The company has used 100% renewable electricity across its entire portfolio since July 2024 and manages consumption through building management systems. Overall operational carbon emissions decreased by 41% in 2025 compared with the 2019 baseline, corresponding to an average annual reduction of 7%.

"The future of real estate is not only about developing new projects, but also about making existing assets more efficient and more relevant to the companies and people who use them. An Outstanding rating shows that an asset's value is built every day through investment, data and operational decisions," said Ionel Purice, CEO of Genesis Property.

The BREEAM In-Use assessment was carried out with the support of ADP Green Building, Genesis Property's sustainability consultancy partner. "The results achieved at West Gate Business District demonstrate the value of combining technical investment with rigorous management of consumption, systems and operating conditions. The fact that the Outstanding rating was achieved across both components of the assessment is particularly significant, as it demonstrates both the quality of the asset and the performance of its management processes," said Adrian Pop, CEO of ADP Green Building.

Genesis Property owns and manages two business campuses in Bucharest, YUNITY Park and West Gate Business District, which together comprise more than 150,000 sqm of gross leasable area. Tenants include HP Inc., Hewlett Packard Enterprise, Accenture, Ericsson, Garanti BBVA, Infineon, Luxoft, Yokogawa, Siemens and Alpha Bank, with more than 15,000 employees working across the two sites.

Sustainability criteria are playing an increasing role when banks finance real estate projects in Romania, while buildings that meet green finance standards can obtain better terms. These are the findings of a study carried out by Colliers on the local market, based on responses from four commercial banks, which together hold more than half of the Romanian banking system's assets, and two multilateral development banks active in the real estate sector. The clearest rule identified for new buildings is the NZEB-10% standard, applied by all institutions analysed. All six require the primary energy demand of a new building to be at least 10% below the national NZEB threshold, and a project that does not meet this standard may still be financed, but the loan will generally not be classified as green finance.
