Hils Development launches €200 million mixed-use project near Bucharest

Romanian developer Hils Development has announced the launch of Hils Nord, the seventh project in the company's portfolio with a total investment value of €200 million. The new development marks Hils Development's expansion from eastern Bucharest towards the northern area and continues the strategic direction of portfolio diversification through middle premium developments.

Developed on 10 hectares with direct access to the A3 motorway, the entire Hils Nord project will include 2,705 apartments, green areas, underground and above-ground parking, commercial spaces, a spa centre with fitness facilities and a park overlooking Șaului Lake. According to current planning, Phase 1 will be completed in 2028, with the entire Hils Nord complex finished by 2032.

"We have two decades of residential developments in the capital, with over 12,000 completed homes. This journey began in the north, continued in the south, in Sector 4 and Popești Leordeni, then in the east. Today we naturally return to the north through Hils Nord, in the immediate vicinity of the first residential project launched 20 years ago," says Ionuț Negoiță, CEO and Founder of Hils Development.

Phase 1 of the project is currently under construction, spanning 3.5 hectares and including four blocks with 1,200 apartments available for sale. Over 11,000 sqm are dedicated to green areas, children's playgrounds and community relaxation spaces. The phase will offer 1,440 parking spaces, both above and below ground, as well as electric vehicle charging stations.

Hils Nord is a 100% electric concept, nZEB and pre-certified Green Homes. The project includes photovoltaic panels for reducing energy consumption in common areas, air-to-water heat pumps, underfloor heating, large glazed surfaces and ventilated facades. The architecture features a terraced height regime with 2, 4, 5, 6 and 11 floors, offering a harmonious transition to the natural environment.
