Park Properties starts construction of a villa complex near Bucharest

Business Forum
Real estate developer Park Properties has announced the start of construction works for SunLake Snagov Signature Collection, a high-end residential complex located on the shore of Lake Snagov, near Bucharest.

The total value of the asset upon completion, including the private marina and integrated facilities, is estimated at over €15 million.

The project is being developed on a 15,000 sqm plot of land acquired in 2024, and will have a total built area of over 10,000 sqm. The complex structure includes 22 premium villas and a multifunctional building with commercial spaces. A strategic component of the investment is the private marina, which will offer boat mooring spaces, complemented by a water sports centre.

The development schedule forecasts an execution period of approximately 18 months, with completion of the works scheduled for November 2027.

Regarding the market strategy, Alexandru Mănăilă, Managing Partner at Park Properties, stated: "We have already managed to secure over 40% of the complex's sales from the project stage, and these were achieved exclusively through referrals or recurring buyers."

Co-investor George Peltecu, an entrepreneur with experience in the medical sector, supports this project as a strategic partner.

The Park Properties Group owns a portfolio of over 700 residential units, with a market value exceeding €120 million.

In addition to the project in Snagov, the developer aims to expand with over 1,000 units in the coming years, with investments already underway on the shores of Pipera and Fundeni lakes.

Colliers cuts Romania retail delivery forecast for 2026

Romania's modern retail market added approximately 80,000 sqm of new retail space in the first half of 2026, down from around 122,000 sqm in the same period last year, bringing total stock to more than 5.2 million sqm, according to a Colliers report. The decline was largely due to the absence of large-scale projects, with the Mall Moldova extension having accounted for nearly 50% of first-half deliveries in 2025. Colliers has revised its full-year 2026 delivery estimate by approximately 35%, from around 230,000 sqm to 150,000 sqm. The largest completions in the first half of 2026 were the Arena Mall extension in Bacău (approximately 17,000 sqm) and the first phase of Urbano Shopping & Living in Cluj-Napoca (around 15,000 sqm), alongside Aurora Retail Park in Bacău, the Electroputere Parc extension in Craiova and Galeriile Iris in Târgoviște, each contributing approximately 10,000 to 12,000 sqm.
