Forte Partners and AFI Romania lead AREI into new chapter

Business Forum
The Association of Real Estate Investors in Romania (AREI) has elected a new leadership structure. Geo Margescu, Co-Founder and CEO of Forte Partners, has been elected as AREI President, while Doron Klein, Group Deputy CEO of AFI and CEO of AFI Romania, has been elected Vice-President.

AREI brings together real estate investors active across residential, office, retail and logistics sectors in Romania. Its members develop large-scale investment projects worth billions of euros in cities including Bucharest, Cluj-Napoca, Iași, Constanța, Brașov, Timișoara and Craiova.

The new leadership has set out an agenda focused on public-private dialogue, wider access to real estate investment and capital markets, more accessible quality housing, and clearer urban planning and permitting procedures.

"The mandate entrusted to me by my colleagues is both an honour and a responsibility. Over the next four years, I intend to strengthen the community of professionals active in real estate development in Romania by retaining and growing our membership, to continue a structured dialogue with authorities and civil society on matters of common interest and, most importantly to me, to make sure that the voice of every member is heard and represented," said Geo Margescu, President of AREI.

"Real estate investment is a long-term commitment to a country and its cities. Romania has significant potential, and unlocking it requires confidence in the rules, consistency in their application and a shared vision for growth. Through AREI, I want to bring an investor's perspective to these priorities and help turn our collective experience into practical proposals that deliver lasting economic and urban value," said Doron Klein, Vice-President of AREI.

Bucharest is consolidating its position within the Central and Eastern European (CEE) real estate market, combining rental growth across major asset classes with investment yields that remain well above Western European levels, according to the DNA of Real Estate Europe Q2 2026 report published by Cushman & Wakefield. Across Europe in Q2 2026, prime office rents rose 4.5% year-on-year, retail rents increased 3.0%, and logistics rents grew 2.4%, while investors remained selective as yield movements pointed to a more balanced market following the repricing cycle of recent years.
